Place a refundable deposit on your behalf in a guranteed bank account, (usually 10% of the purchase price or £500 which ever is the greater) notify the vendor funds have been deposited and establish a pre-final contract to secure the property and remove it from the availability listings

Under Bulgarian law any foreigner purchasing property will have an offically appointed government translator present to explain exactly what is written on all documentation before you sign, there is a nominal charge for this service. Attend the government appointed notary office to sign the documents for your property and make the final payment for the property, pay the notary fee (which is based upon its taxable value) and any municipal taxes

Under current Bulgarian law foreigners cannot own land. The solution is to form a company on your behalf, which buys and owns the land, this does not apply to appartments.
This is due to change and as Bulgaria has completed its negotiations for entry into the EEC and is due for full admission in 2007. The changes to the Bulgarian legislation have been drawn up and are in the process of presentation to the Bulgarian congress.

Remote Purchase
Because prices of property and land are low, there is a tendncy to panic buy without full appreciating what the implications could be Buy in haste repent at leisure
This is not a process Prime Homes4U advocates with less reputable agencies, but because we conduct extensive presale checks to ensure that sales can proceed quickly and efficiently. We offer a fast track “Remote Purchase” we purchase on your behalf and complete all the necessary paper work and contracts but name you (the buyer) as the beneficiary
The process is simplicity in itself, remember we have already pre qualified the property which means we can immediately proceed to raising a “Preliminary Contract” when we receive 10% of the sale price or £500 deposit whichever is the greater, from you as a deposit. This is important part of the property deeds and as we, on your behalf (the buyer) complete the first part of the sale at the Notary office which, retains the original and a copy is sent to you, as soon as you pay the balance the sale is completed.
All that remains is for you to travel to Bulgaria (if necessary) within a reasonable time to sign the deeds, and complete the set up of their company (if necessary) with assistance from our lawyers and us.
Please remember, the 10% or £500 deposit starts the legal process and incurs costs. The deposit is not refundable if you withdraw from the contract, but may be refundable less costs, if the seller withdraws or fails to provide material fact that would have adversely affected the buying decision.
What to Bring on your visit
If your decision to visit Bulgaria is to locate and purchase a property you must be prepared with the following.
Cash, traveller’s checks or Bankers Draft in Euros (or Bulgarian Lev) to 10% of the value of each property price.
680 euro for company set up charge
5,000 Lev (approx 2,600 euro) to open your company account. This money remains yours and can be retrieved after the company has been formed (approx 21working days). However most people use the account for payment towards the final balance of their property purchase
Opening the bank account costs approx 250 euro
Approx 100 euro for preliminary contract and translation costs
Some money to cover incidental costs (meals, drinks etc)
Please note: credit cards are not widely used in Bulgaria, it is still predominantly a cash based society.
Transport
Depending upon the length of your visit, you may want to hire a car, if you do our advice is to use reputable companies such as Avis, Hertz, Europcar. And avoid the many cheap back street companies, our personal experience and research hiring’s has identified that dealing with them and their hidden charges can come as a nasty surprise at the end of a hire.
Viewing properties on our listings, you will always be accompanied by one of our English speaking representatives for which there may be a charge of 50euro per day
