Our Fees

By keeping our costs under tight control, we are able to maintain a very competitive scale of charges without compromising quality and professionalism. This provides excellent value for money when dealing with overseas clients as the work load is considerably higher than domestic clients.

We provide personal support throughout the buying process, transport, accommodation, and assistance with, transportation during the conveyance, bank and notary process and are always available to support our clients after the sale.

Service Charges

Property viewing trips in Bulgaria are chargeable at £50. The service charge of £50 will be refundable if you buy a property through Prime Homes4U.com. It will not be refundable in any other circumstances

Buyers Commission

Clients will be required to pay the buyers commission at the time of signing the preliminary contract the commission scale is;

  • 3% for properties up to: 20,000 euros or a minimum commission of 850 euros
  • 2.5% for properties: 20,001 euros to 80,000 euros
  • 2% for properties above: 80,001 euros

Please note: buyers commission must be paid before the legal purchase transaction is concluded.

Company Registration

Our lawyers charge £500 to undertake all necessary work During the process you will need to open a bank account and deposit 5,000 lev (approx 1,850 euro)

Additional Charges

The following charges are levied on new purchases:

  • Municipal Tax: 2% of the property purchase price
  • Regional court tax: approx 0.1%
  • Notary fees: 0.1% - 1.5%

Translation costs may be incurred during the transaction which could be approx £70
